Where we get our data

We work hard to make our data the most accurate and reliable in the industry. Our primary source of information is county property records.

That said, county data can sometimes be incomplete or outdated, which may lead to discrepancies. Because each county maintains its records independently, the level of detail and frequency of updates can vary. This may result in missing information—such as bed or bath counts—or outdated classifications, like multi-unit properties being labeled as single-family homes.

Our second level of data is called Skip Tracing. You may get 1-10+ phone numbers for a single property. Call all of them! Even if the first number does not lead you to the owner, it's very likely that one of the numbers will.

However, there are situations where contact numbers might be missing. This could happen due to incomplete or outdated public records, or because DealMachine prioritizes showing only reliable and verifiable data matches to maintain integrity. If no phone numbers are available for a specific property, this indicates that skip tracing could not locate a reliable match based on the data provided.

We also provide email addresses. Any emails we show you have passed a basic validation test for being an active email account.

Lastly, we provide other addresses that may be associated with the property owner. These come from USPS address change forms. They include where the owner lives plus other properties the owner owns.
