AI Vision Builder is a feature in DealMachine that scans through satellite images, street view photos, and the DealMachine database to score properties within a given area. It adds to a static list any property that scores higher than your required matching score.
AI Voice Clone
Enabling AI Voice Clone allows us to capture your voice and use it to train our AI to leave voicemails on your behalf.
AI Voicemail Drop
The AI Voicemail Drop feature is part of the DealMachine AI-Powered Dialer. With just one click, you can send an AI-generated voicemail that can either mimic your voice or use the default AI voice.
AI Voicemail License
Priced at $99/month, this allows you to drop unlimited AI voicemails instead of being charged for every AI voicemail.
Alma
Alma is your friendly real estate AI assistant developed by DealMachine and powered by OpenAI. Alma is designed to help in analyzing real estate deals.
Associated contact
Associated Contacts are individuals connected to a property, including likely owners, residents, renters, or family members.
Ballpoint letter
Aside from 4x6, 6x9, and 6x11 postcards, DealMachine also offers ballpoint letters. These letters are written with a pen using handwriting machines.
Basic automation
This account setting allows you to automatically start the default design or mail sequence for a lead when it is added.
Callback Number
This is the phone number where all calls will be forwarded when a lead calls you back.
Call tracking number
A call tracking number is a unique phone number assigned to your mail designs in DealMachine. It allows you to track and measure the effectiveness of your marketing campaigns by monitoring incoming calls and texts.
Custom Lead Field (Custom Fields)
A Custom Lead Field is a feature available on the Pro and Pro Plus Plans that allows you to add extra property details directly to the lead card. They can be single-line text, multi-line text, multiple options, numbers, or a date picker.
Dialer goal
The dialer goal informs Alma of your objective when making calls. It serves as a guide to ensure that the suggested scripts are tailored to help you achieve that goal.
Dialer License
The Unlimited Dialer License is priced at $99/month/user or $990 annually per user. This allows the team member unlimited minutes instead of per-minute charges.
Dialer script
A Dialer Script is a guide that Alma follows during a call. It can be a written script for what to say or notes on how you want the conversation to go.
Dialer session
A Dialer Session is when you select two or more leads and call them.
Dialer window
After you click the call button, the dialer window will appear. It displays the contact's name, phone number, associated property address, call transcription, and buttons to mute or end the call.
Driving for dollars (D4D)
Driving for Dollars is a real estate investing strategy where investors drive through neighborhoods to spot properties that look vacant, distressed, or in need of repairs. These properties may present great opportunities for investors to secure good deals and maximize their returns.
Driving routes
DealMachine tracks your routes using the Route Tracking feature. Driving Routes are recorded only when you click Start Drive at the beginning and End Drive when finished. This allows you to see the areas your team has covered on the map and avoid duplicating efforts.
Lead
A lead is a property address that you have added in DealMachine.
Lead card
The lead card holds all the details about a property and its associated contacts. It also provides access to Alma for real estate deal analysis, the Comps tool, and a section for notes and activity logs.
Lead owner
A lead can be assigned to a team member, making them the lead owner. The lead owner is responsible for managing marketing, follow-ups, and all other activities related to the deal.
Lead source
Property addresses can be added to DealMachine in several ways: manually, through Driving for Dollars, List Builder, virtual Driving for Dollars, or by importing a list. The lead source indicates how a property was added to your account and can be viewed in the Activity tab inside the lead card.
Lead status
The lead status helps identify where a lead is in your real estate pipeline. Once a lead is added, it's assigned a New Prospect lead status but you can move it to With Marketing, Warm Lead, Hot Lead, Appointment Set, Under Contract, Won Deal, Not Interested, Unqualified, Marketing Complete, Lost Deal.
List Builder
List Builder is a tool in DealMachine that allows you to quickly pull thousands of leads into your account. It includes filters to find cash buyers, recently sold properties, tax-delinquent properties, and more.
List Drive
List drive is an option that allows users to select a specific list of properties to visit, as opposed to free driving.
List stacking
List Stacking is a feature that helps you identify high-priority leads by analyzing multiple lists. It allows you to see which properties appear on more than one list.
Mail center
The Mail Center contains the Mail Queue and the Calendar. The Mail Queue is where the mail pieces that are scheduled to be sent out within the day are listed, while the Calendar displays mail pieces that were sent and are scheduled to be sent within a specific timeframe.
Mail queue
All mail pieces that are scheduled to go out within the day can be found in the mail queue.
Mail sequence
A Mail Sequence is a customizable mail campaign that lets you send mail at scheduled intervals using different postcard templates instead of repeating the same one. It helps automate follow-ups and improve outreach. This feature is available only on Pro and Pro Plus plans.
Managed leads
Managed leads are active leads (property addresses) stored in your account. They do not include leads that are in the trash.
Marketing Credits
Marketing Credits is the currency used in DealMachine for sending mail, building lists with AI Vision Builder, and making calls.
Marketing spend report
The Marketing Spend Report tracks all Marketing Credits usage and can be exported as a spreadsheet.
Matching score
A matching score measures how well a property fits the criteria based on your prompts. By default, it is set to 75. If a property meets or exceeds this score, it is added to the list.
Pin mode
Pin Mode is a map setting that lets you click on a property dot to view its details before deciding whether to add it as a lead.
Planned Route
A planned route is a feature that provides GPS directions to properties based on List Builder and filters. It helps users navigate efficiently while Driving for Dollars. This feature is only available on the DealMachine mobile app (iOS and Android), not on the web app.
Potential owner
A Potential Owner is a contact identified when there is no clear match in the county records, often with properties owned by corporations or trusts. When multiple contacts receive the highest rating from the Private Investigator tool, they are labeled as Potential Owners instead of a Likely Owner.
Property label
Properties on the map can be labeled with the Property Address Number, Property Address, Owner Last Name, Owner Full Name, Equity Percent, Sale Price, or Estimated Value depending on your preference.
Lead tag
When adding leads in DealMachine, users can add tags to properties to help organize and categorize them, making it easier to track and manage potential leads.
Quick Filter
Quick filters are pre-built filters in DealMachine that help you easily find specific types of properties.
Repeat mail
Repeat Mail is the opposite of a Mail Sequence. While Mail Sequences allow you to customize intervals and use different postcard templates for follow-ups, Repeat Mail sends the same postcard template at a fixed interval.
Route tracking
Route Tracking records mileage, hours, and properties added within a driving route. This feature overlays all recorded driving routes on the map, helping you and your team visualize the areas that you have covered.
Signature
The signature section stores the sign-off, name, return address, phone number, email address, and signature image for your postcard templates.
Smart List
A Smart List is a dynamic list created via DealMachine List Builder that updates itself daily based on your selected filters. This helps ensure that your lists and leads are always up-to-date.
Stack count (List stack count)
The stack count indicates how many lists a lead belongs to. It helps users to focus on the most motivated sellers and prioritize their outreach efforts.
Static list
Unlike Smart Lists, a static list does not update automatically. It remains unchanged unless you make changes to it.
Street Pic
A Street Pic is a curbside view photo of a property that DealMachine automatically retrieves for you. It allows you to include property images on postcards without needing to personally visit the property.
Tap-to-add mode
Tap-to-add more is the opposite of pin mode. This map setting allows you to add a property right away after clicking the property dot on the map.
Team leader
A team leader is the person who signed up or created the account. They have access to everything on the account.
Team member
A team member is someone who was added to the team by the Team Leader or another team member. Their access is limited based on the permissions set by the Team Leader or other team members.
Virtual driving for dollars (Virtual D4D)
Virtual Driving for Dollars is a modern, online alternative to traditional Driving for Dollars. Instead of physically driving through neighborhoods, this feature lets you find distressed properties directly on the map. It is available on both the desktop and mobile app.
Voicemail script
A Voicemail Script is a message that Alma follows when leaving or dropping a voicemail. It can be a full script or notes guiding how the voicemail should sound.
